Founded back in 2003, Silks Estates are a specialist lettings and property management agency. Silks aim to ensure our tenants requirements are fully met, and we are dedicated to finding the best homes for our tenants. We take pride in being able to liaise with our tenants throughout their rental period and aim to create a successful relationship with them to help meet their needs.
The Letting Process
In order to make the process of moving into your new home as stress-free as possible, we aim to make the process as easy as possible for our tenants.
1. Register your details with us and arrange a viewing
All of our properties are available online on our website, as well as Rightmove, Zoopla and all affiliated websites. See any that you like? Then feel free to give our office a call and one of our dedicated team will take your details and arrange a viewing at a time suitable of you.
We know not everyone is available for a viewing between 9am – 5pm, which is why we offer our tenants evening and weekend viewings.
2. Secure your home with us
Love the property you just viewed? All it takes to secure the property and for it to be taken off the market is a deposit of £250 – covering our admin fees and part of your bond. You’ll also be given an application form which we request is returned back to us with the relevant proofs (proof of iD, address and employment) within 5-7 working days. Our application forms can also be found on our website.
3. The Pre – Move In Checklist
Once the forms have been returned to us, we will begin to process your credit checks and carry out the relevant referencing checks required, updating you throughout the process. Once all the necessary checks have been completed, a move in date will then be arranged. An inventory of your new home will be taken by one of our members of staff to keep all paperwork as efficient as possible.
4. Finalising your Move
Once deposits have been received, relevant credit and reference checks will be carried out. An inventory of the property as well as the necessary gas safety checks will be carried out by our office to ensure your new home is in prime condition before your move in.
5. Moving into your property
We want the move in process for our tenants to be as smooth as possible. On the day of your move, as well as providing you with the keys to your new home, we will ensure all necessary agreements are signed from both sides. We will also inform the relevant utility companies of your move in on your behalf. The first month’s rent and the bond will also be collected and the your bond will be safely deposited with The Deposit Protection Service whilst you are residing at your new home.
As a tenant in one of our managed properties, we at Silks will be available on hand throughout your tenancy to handle any rent or maintenance issues. With dedicated systems in place, we aim to handle all maintenance works as efficiently as possible.
6. Moving Out
When the time comes for you to move out the property, all it takes is 30 days clear notice from your rent date. Once the keys have been handed back in to our office, a final inventory will be carried out by one of our staff and your bond will to returned to you, subject to the landlord’s agreement.
At Silks we aim to help all our tenants, whether they’re employed or eligible for housing benefit. We adhere to a simple and transparent pricing strategy to help our tenants. Our fees are simple. We charge an administrative fee of £125 (plus an additional £25 if a guarantor is required) which is covered by the £250 deposit paid towards securing the property – the rest of which will go towards your bond. The remaining bond as well as the first month’s rent is required to be paid prior to your move in.
All of our tenancies are Assured Shorthand Tenancies (AST) and last for a period of six months. After which, you (the tenant) may wish to remain in a period tenancy or either sign into another fixed term 6 months tenancy (for which a fee of £25 is payable by the tenant).
